Planning and drawings are design work. If we build the project, you don’t pay twice. The plan is credited back.
Priority Scheduling
Priority scheduling is offered to clients who need certainty around timing. This service secures a defined start window on our calendar and moves your project ahead of standard scheduling. It’s ideal for time sensitive renovations, business openings, or projects where delays create financial or logistical strain.
Because we limit how many projects we run at one time, priority scheduling ensures your project is planned, staffed, and sequenced intentionally. Availability is limited and offered selectively based on scope and timing.
Pre-Construction Planning Package
This package is for clients who want to fully think through their project before construction begins. Once we move into planning, we shift from general discussion into detailed design and logistics. This includes creating SketchUp layout(s), defining the full scope of work, discussing material allowances, mapping trade sequencing, and outlining a realistic construction timeline.
The goal is to eliminate surprises, reduce change orders, and make sure the project is buildable within the intended budget. One round of revisions is included to refine the layout and scope. This package is especially helpful for basements, larger remodels, and complex projects where layout decisions have long-term implications. If we are selected to complete the build, the planning fee is credited toward the final contract.
Investor Walkthrough
This service is designed for investors who want experienced eyes on a property before committing to a scope or budget. During the walkthrough, we evaluate layout, structural considerations, existing mechanicals, code-related concerns, and overall condition. We’ll talk through realistic renovation options, identify areas that commonly create cost overruns, and help you prioritize improvements that make sense for your exit strategy, whether that’s a flip or a long-term rental.
You’ll leave with a clear understanding of what should be addressed immediately, what can wait, and what may not be worth touching at all. This is not a formal inspection, but it is a practical, construction-focused assessment meant to reduce risk and guesswork. If you move forward with us on the project, the walkthrough fee is credited back.
